1. About EuroYield

EuroYield is an automated property investment analysis service registered in the Republic of Bulgaria (registration number: 181064061), with address at 1618 Sofia, st. Kupenite 3, Bulgaria.

The platform is accessible at euroyield.bg ("the Platform"). EuroYield provides automated reports ("Reports") for residential property listings in Sofia, Bulgaria, sourced from publicly available listing portals.

2. Important Disclaimer — Not Financial or Legal Advice

EuroYield Reports are for informational purposes only. They do not constitute financial advice, investment advice, legal advice, or a recommendation to buy, sell, or hold any property.

EuroYield is not a licensed investment advisor, real estate agent, notary, or legal professional. The data presented in Reports is derived from automated analysis of publicly available listings, cadastral records, and market data. EuroYield makes no guarantee as to the completeness, accuracy, or timeliness of this data.

You are solely responsible for any investment decision you make. Before committing to any property purchase, you should seek independent legal, financial, and structural advice from qualified professionals.

Property investments carry significant financial risk. Past market performance does not guarantee future returns. Yield projections and capital appreciation estimates in Reports are illustrative only and should not be relied upon as forecasts.

3. Eligibility

By using EuroYield you confirm that:

You are at least 18 years of age.
You are not using the Platform for any unlawful purpose.
If purchasing on behalf of a business, you have authority to bind that business to these Terms.

4. Ordering a Report

4.1. How to Order

To obtain a Report, you submit a property listing URL from one of the supported Bulgarian portals (imot.bg, imoti.info, homes.bg, address.bg, yavlena.com) through the Platform. EuroYield will generate a Report for the submitted URL upon successful payment.

4.2. Pricing

The price per Report is €19 (nineteen euros) inclusive of all applicable taxes, unless otherwise stated at checkout. EuroYield reserves the right to change pricing at any time; changes will not affect orders already placed.

4.3. Payment

Payment is processed securely via MyPOS. EuroYield does not store your card details. By placing an order, you also agree to MyPOS's Terms of Service and Privacy Policy, available at mypos.com.

Your order is confirmed and your Report generation begins upon successful authorisation of payment.

4.4. Report Delivery

Reports are delivered digitally within the Platform immediately upon payment confirmation, typically within 60 seconds. You will be able to view your Report online. A PDF export option will be available.

5. Right of Withdrawal and Refunds

5.1. Waiver of Right of Withdrawal

Under EU consumer law (Directive 2011/83/EU as implemented in Bulgarian law), you ordinarily have 14 days to withdraw from a distance contract. However, for digital content not supplied on a tangible medium, this right is lost once performance has begun, provided you gave prior express consent and acknowledged the loss of this right.

By placing an order and checking the consent box at checkout, you expressly consent to the immediate delivery of your Report and acknowledge that you thereby lose your 14-day right of withdrawal once the Report has been generated.

5.2. Refunds

Because Reports are generated specifically for the submitted URL and delivered immediately upon payment, EuroYield does not offer refunds once a Report has been generated, except in the following circumstances:

The Report could not be generated due to a technical failure on EuroYield's side and EuroYield was unable to resolve this within 48 hours of your notification.
You were charged more than once for the same Report due to a payment processing error.

To request a refund, contact support@euroyield.bg within 7 days of the order date, providing your order reference.

6. Report Accuracy and Limitations

EuroYield reports are generated using automated analysis of data from multiple sources including property portals, cadastral databases, and public APIs. While EuroYield takes care to use reliable data sources and applies validation logic, it cannot guarantee that:

All data shown in a Report is free from error.
Listing data accurately reflects the actual property condition, legal status, or area.
Cadastral records are fully up to date.
Comparable sales data reflects all transactions in the relevant area.
Yield estimates will be achievable for the specific property.

EuroYield expressly disclaims any liability for losses arising from reliance on Report data. Reports are a tool to support your own due diligence — not a substitute for it.

7. Intellectual Property

EuroYield and its licensors own all intellectual property rights in the Platform, the Reports, the underlying data, the scoring methodology, and all content. You are granted a personal, non-transferable, non-exclusive licence to view and use your Report for your own personal or internal business purposes.

You may not:

Resell, redistribute, or publish Report content without written permission.
Use automated tools to scrape, copy, or extract data from the Platform.
Reverse-engineer EuroYield's scoring methodology or data pipelines.
Use any Report to train machine learning models or build competing services.

8. Acceptable Use

You agree not to use the Platform:

For any unlawful purpose or in violation of applicable law.
To submit URLs from portals not listed as supported, or fraudulent URLs.
To attempt to access data, systems, or functionality beyond your authorised access.
To interfere with the Platform's operation, infrastructure, or data integrity.

EuroYield reserves the right to suspend or terminate access for any user who violates these Terms.

9. Limitation of Liability

To the fullest extent permitted by applicable law:

EuroYield is not liable for any indirect, incidental, consequential, or special loss, including loss of profits, loss of investment, or financial loss arising from any property decision made in reliance on a Report.
EuroYield's total aggregate liability to you in connection with any Report shall not exceed the price paid for that Report (€19).
EuroYield is not responsible for the accuracy of data provided by third-party portals, cadastral authorities, or public APIs.

Nothing in these Terms limits liability for death, personal injury, or fraud caused by EuroYield's negligence.

10. Third-Party Services

The Platform integrates with third-party services including MyPOS (payments), Decodo (data processing), and public government APIs. EuroYield is not responsible for the availability, accuracy, or conduct of these third-party services.

11. Availability

EuroYield aims to make the Platform available at all times but does not guarantee uninterrupted access. The Platform may be temporarily unavailable due to maintenance, scraping schedules, or technical issues. EuroYield is not liable for losses arising from Platform unavailability.

12. Changes to These Terms

EuroYield may update these Terms at any time. Material changes will be notified via the Platform. Continued use of the Platform following the effective date of updated Terms constitutes acceptance of the changes.

13. Governing Law and Disputes

These Terms are governed by the laws of the Republic of Bulgaria. Any dispute shall be subject to the exclusive jurisdiction of the courts of Sofia, Bulgaria, except where mandatory consumer protection laws in your country of residence provide otherwise.
